How Dubai mortgages work

Most lenders require a minimum 20% down payment for UAE residents (15% for properties under AED 5M for first-time buyers, 25% for non-residents). Loan-to-value (LTV) is capped at 80%. Maximum tenor is typically 25 years and the borrower's age at maturity must not exceed 65 (salaried) or 70 (self-employed).

What's included in your monthly payment

  • Principal + Interest — what the calculator above estimates
  • Life insurance — usually 0.025–0.05% of the outstanding loan, monthly
  • Service charges — paid quarterly to the OA, not the bank, AED 12–28/sqft per year
  • DEWA + chiller — utility bills, billed separately

Upfront costs to budget for

  • DLD fee — 4% of property value
  • Trustee fee — AED 4,200 (properties > AED 500k)
  • Mortgage registration — 0.25% of loan + AED 290
  • Bank processing fee — typically 0.5–1% of loan
  • Property valuation — AED 2,500–3,500
  • Agency fee — 2% of property price

Tips for better mortgage rates

  • Salary transfer to the lender typically reduces the rate by 0.25–0.5%
  • Fixed-rate periods of 1–3 years are most common; after that, rates revert to EIBOR + a margin
  • Compare at least three banks — rates vary by 1%+ across lenders for the same profile
